JAKARTA, KOMPAS.com- Property projects are at risk of stalling due to economic conditions that have pushed up the price of construction materials.
This was conveyed by property observer and Deputy General Chair of Indonesian Real Estate (REI) Bambang Ekajaya, responding to the increase in Bank Indonesia (BI) interest rates and the weakening of the rupiah against the dollar.
BI in an accelerated Board of Governors Meeting (RDG) on Tuesday (09/06/2026) decided to increase the BI Rate by 25 basis points (bps) to 5.50 percent from the previous 5.25 percent.印尼央行还将存款便利利率提高至 4.50%,贷款便利利率提高至 6.25%。

Bambang表示,建筑成本增加是开发商目前面临的最大挑战之一。

According to him, this condition could have an impact on reducing labor absorption in the property sector due to the lack of new projects and investment.

From the banking side, Bambang estimates that there will be an increase in the risk of non-performing loans (NPL) as debtors’ ability to pay decreases.
He also highlighted the increase in the cost of funds that banks must bear in the midst of a society that is facing a surge in the cost of living, especially for food and energy needs.
“The cost of funds has also increased, while installments are difficult to increase given the capacity of people who are being affected by the increase in the cost of living,” he said.
Bambang assessed that the weakening of the rupiah accompanied by an increase in the benchmark interest rate has the potential to increase the burden on society, especially for those who have bank loans, including Home Ownership Credit (KPR).
“Because the BI rate has increased, loan installments have also increased, while their daily needs have also increased. This is very burdensome for consumers,” said Bambang.

另一方面,由于购买力减弱,潜在购房者也倾向于推迟购买决定。
